How Association Assessments Work Currently association assessments are charged each owner of property that is part of the Association with the exception of certain tracts which were exempted from such fees by the developer. Exempt status does not deny membership in the Association. With the passage of the amendment to Section I of the Terlingua Ranch Maintenance Association document in July, 2005, Assessments are charged to each owner on a flat fee annual basis, with a CPI adjustment approved at the discretion of the Board of Directors at the October meeting each year. The CPI adjustment will determine the annual assessment for the upcoming year. Assessments are charged each year 60 days prior to the January annual meeting, in accordance with POATRI Bylaws. The Assessment billing will be mailed as soon after December 1 each year as possible. Current year assessments are due January 1 and become delinquent after March 31. We offer a payment plan that will allow assessments to be paid on an annual, semi-annual or quarterly basis. A small service charge will apply to other than annual payment. Beginning in 2011 a $10 late fee will be charged if assessments are not received by April 15th. A full explanation of the new billing is provided on the annual assessment statements. In order to enjoy the privileges of membership, including the right to vote for directors and any bylaws amendments, a property owner must be current in their assessment account.
