MESSAGE FROM THE PRESIDENT -- July, 2008
At the last Board meeting, the directors had to make some very hard decisions due to the failure of the TRMA and proposed fee increase. It was something we did not want to do but it was necessary to close the Lodge temporarily and reduce services in all areas to offset a budget shortage. It was also still necessary to assess a Budget Variance Assessment of $65 to offset the rest of the shortage. Please read the letter that came with the billing which gives more details as to why this was necessary.
The Board, along with the Budget & Finance Committee are working now to make plans for a reopening as soon as we can develop the necessary business plans. The BFC will be drawing up the 2009 budget to present at the October Board Meeting. We plan to put out several mailings to keep you informed as to our plans.
We all love Terlingua Ranch and want to do the best to secure a sound future. We hope you will help us as we make the plans for reopening the Lodge by paying the assessment. We need your input and support.
Thank you,
Liz Demetri, President
MESSAGE FROM THE PRESIDENT -- April, 2008
by Liz Demetri, POATRI Board President
The April Board meeting and workshop were very productive and resulted in several important and critical decisions being made. First, since we were short two directors due to resignations, I am happy to welcome Clara Willis and Diana Wysocki to the Board. They both bring previous experiences that will be helpful. Clara served on the Board previously and Diana is serving on the Budget & Finance Committee.
As promised, this Board has been working diligently on correcting policies and procedures as needed. Since many property owners had expressed the desire for a private vote and to encourage greater participation, the Board passed a new balloting process will ensure a private vote. The Issue Resolution Procedure guidelines have been replaced with a simpler and easier to follow procedure. A clarification of Article 6.01 and 6.02 has been passed and a resolution allowing the non-payment of the 2005 SIA or the 2007 NRC to not effect the MIGS standing through the 2008 assessment year.
Most importantly, with the dismissal of the lawsuit that has been impeding progress for eighteen months, the Board has approved asking the membership to accept the negotiated Terlingua Ranch Maintenance Association document presented to the owners as part of the now dismissed settlement agreement. A ballot along with a detailed explanation of how important it is to have the new TRMA approved will be sent out for your vote within the next few weeks. Please take the time to read this and make your wishes known by voting.
It is vital that all property owners read and understand Treasurer Don Backer’s financial report. The status of the Ranch is at stake. Unless we generate the funds needed to make improvements and maintain what the Ranch has, many essential services must be cut. We all love the Ranch and want to see it continue and thrive. This is just one of the many tough decisions to be made.
The Board will continue to focus on long term planning to ensure a secure future for Terlingua Ranch.
PRESIDENT’S MESSAGE -- January, 2008
by Elizabeth (Liz) Demetri, 2008 Board President
At the January, 2008 POATRI Board Meeting, I was elected President of the 2008 Board of Directors. I want to thank all those who voted for me during this recent election. I appreciate the trust the majority of the directors have in me by electing me President. I have served on the Board as Secretary for the last three years. During these last three years, we have faced some trying times. I am confident that we will be able to move forward and put the past behind us. In spite of the pending lawsuit, we have been able to keep Terlingua Ranch operating. This has required hard decisions that have not always been popular but have been made because we all care about the future of Terlingua Ranch.
I want to thank our General Manager, Alida Lorio for “holding it all together” and our Treasurer, Don Backer for his tireless work. I also want to give a special thanks to Janet Sullivan, who is leaving the board this year, for her nine years of service.
The Board of Directors and the POATRI membership face even more challenges this year. To create positive and productive results for all property owners will be our primary objective for 2008, and I pledge my time and energy as President to keep the Board focused on its job of policy setting, correcting policy as needed and focusing on the long-range planning necessary to ensure a safe future for Terlingua Ranch.
